Mid-rise condominium building with moderate exposure to wind and rain. Investigation of the building envelope revealed failure in exterior envelope systems including failure of the cedar lap siding, failure of sealants, failure of windows, failure of deck coatings, failure of parapet walls and failure of below grade waterproofing.
Significant physical damage to concealed sheathing and framing members was anticipated at the exterior wall and balcony structures. As a result of the extensive water damage, the association retained the services of legal counseling to assist them in their negotiations with their Property Insurance. Utilizing our technical input and understanding of the property, the association and their legal team were able to secure a favorable monetary settlement to address important areas in structural distress.

To assist the owners and legal team in projecting and identifying areas of likely damage, including projected cost of renovation while the building was rehabilitated. Our commission included a design to enhance the long-term performance of the building, as well as updating the overall looks of the building while being in harmony with the original architecture.
At the end of the project, we were able to hand-deliver a multi-thousand dollar check to the association, resultant from diligently designing and utilizing new energy components in the building.
