PROJECT: INTERNATIONAL DISTRICT REHABILITATION

LOCATION: SEATTLE, WA

Building landmark in the heart of the International District. The residential condominium property is built over several levels of commercial space. Water intrusion had damaged extensive portions of the metal framing, interior finishes, waterproofing coatings and concrete elements. Safety hazards also existed regarding the guardrail fabrication and installation.

Key Exterior Materials

Conventional built up roofing membranes, EIFS cladding, architectural grade aluminum windows, waterproofing coatings. The new design included architectural grade fiber cement panels with enamel finishes, and redesigned balcony, patio and planter waterproofing systems.

Unique Consulting Challenges and Solutions:

Our team was commissioned to carry out the initial condition assessment of the residential building. Subsequently, we were commissioned with providing expert witness consultation and litigation support for the owners and their legal team; this included identification of damages for which insurance coverage was likely present and projected cost of renovation.

Once a legal settlement was reached, our team was in charge of the design and overseeing of the repairs, which included significant exterior upgrades to enhance the unique architecture of the building while staying within budget. The property remained with full occupancy during the rehabilitation process.
