Yarrow Bay Residence

High-end single family residence with moderate exposure to wind and rain. Updated the exterior with warmer materials, combined with bold steel accents for a more chic look.

Capitol Hill Condos

Investigation revealed failure of the exterior systems including roof, siding elements, exterior balconies and courtyard components. Utilizing our technical input, the association was able to secure a favorable monetary settlement to address important areas in structural distress.

Shoreline Apartments

Mid-rise apartment building with moderate exposure to wind and rain. Investigation of the building envelope revealed failure of the exterior systems including roof, siding elements, exterior balconies and courtyard components.

International District Renovation

Building landmark in the heart of the International District. The residential condominium property is built over several levels of commercial space. Water intrusion had damaged extensive portions of the metal framing, interior finishes, waterproofing coatings and concrete elements. Safety hazards also existed regarding the guardrail fabrication and installation.

Alki Beach Upgrade

This low-rise condominium complex has elevated exposure to wind and saltwater resultant from being a beachfront property, facing west, in Puget Sound. The property was originally established in 1926 but had been subject to many modifications. The property was suffering from water intrusion at the main windward elevation which required the cladding to be removed.

Bellevue Condominiums

Large six story apartment building plus basements near I-405, in Bellevue, Washington. Concerns regarding expiring warranties and evidence of water damage prompted ownership to secure our services to carry out a comprehensive condition assessment of the building enclosure.

Yesler Historic Building

Mid-rise apartment building built in the turn of the century. Throughout its service life, the building had been subjected to multiple changes in exterior materials, including installation of ‘rebate’ windows and metal siding.

Trolley Hill Condominiums

Feature building near Trolley Hill, Seattle, Washington. The residential condominium property is built over a steep hill and features terrace style grounds and period architecture of the mid-80’s. Concerns regarding water intrusion prompted ownership to secure our services to carry out a condition assessment of the building enclosure, and subsequently developing pricing and permit drawings to address the areas of anticipated work.

Totem Lake Condominiums

This low-rise condominium complex was originally built during the 1960’s and many of the exterior envelope elements had reached the end of their service life. The property was suffering from water intrusion and partial dislodgement of the cladding from the wall.

West Tiger Mountain Rehabilitation

Condominium complex located west of Tiger Mountain, in the city of Issaquah, Washington. The condominium complex was designed and constructed during the 1980s. Concerns regarding energy deficiencies and possible water damage prompted ownership to secure our services to carry out a condition assessment of the building enclosure.

Maple Leaf Condominiums

Large six story apartment building plus basement near Maple Leaf neighborhood in Seattle, Washington. Concerns regarding expiring warranties and evidence of water damage prompted ownership to secure our services to carry out a comprehensive condition assessment of the building enclosure.
