PROJECT: SHORELINE APARTMENTS

LOCATION: SHORELINE, WA

Mid-rise apartment building with moderate exposure to wind and rain. Investigation of the building envelope revealed failure of the exterior systems including roof, siding elements, exterior balconies and courtyard components.

Significant physical damage to the fire-rated sheathing and wood members was exposed during the investigation process requiring significant restoration efforts.

Key Exterior Materials

Asphalt shingles, vinyl siding, cement-fiber siding, and redesigned balcony and courtyard waterproofing systems.

Unique Consulting Challenges and Solution

To assist the building Owners and legal team in identifying damages for which insurance coverage was likely present, including projected cost of renovation. Post- settlement involvement included providing a design to repairs the most critical areas within the budget figures obtained via settlement.

We worked very closely with the Site Manager and the Contractor in the planning and execution of the Work in order to minimize disruption to the residents, as the property remained with full occupancy during the rehabilitation process.
