Feature building near Trolley Hill, Seattle, Washington. The residential condominium property is built over a steep hill and features terrace style grounds and period architecture of the mid-80’s. Concerns regarding water intrusion prompted ownership to secure our services to carry out a condition assessment of the building enclosure, and subsequently developing pricing and permit drawings to address the areas of anticipated work.
Conventional modified bitumen roofing membranes, stucco cladding, aluminum windows, waterproofing coatings. The new design includes and upgraded look and energy efficient roofing membranes together with a new color scheme. The intent of the design is to maintain the main features of the building while upgrading the long term performance of the exterior systems.
To provide a design that was sensitive of the main features of the building, while remaining within budget and upgrading the long term performance of the exterior systems.
The unique architecture of the building resulted in significant challenges that were addressed via team approach with input from the owner and the contractor.
